These investors were looking for Passive income, but they didn’t realize they had to fill the role as an Investment banker and they didn’t have the skill set or systems to do that.  

You do realize that these forums don't go away.

Some can execute on the lower tier assets and transition out but it is a far more difficult asset class to operate and exit than most realize and many fail.

The negotiations were tough because after we opened escrow we realized it had five different owners with five different titles.

We see people thinking they will make the quick buck.We also had a second position loan we foreclosed on and the buyer did not realize there was a first position loan - they called us wanting their money back.... 

I had a few tenants e-sign 6 documents with multiple pages in a couple minutes and realized they did not read any of it! 

I realize the RE world is vast and full of scams, jargoned underwriting, salespeople, and crooks.

@Jason Bohling Thanks for that.I'm not sure if I put in in this thread (and its too long to search), but do people realize that even their commercial loans like the 30yr term and amortization loans, and similar, have a secondary market? 

I'm feeling the delays I've imposed on myself in my RE investing, so I'm trying to correct my trajectory to get back on course ASAP.You may not realize it, but you just stated your goals.Number of properties, no matter how you arrive at a number, is never a goal. 

*PS  Many people do not realize that the City of Detroit is a fairly small portion of Metro Detroit.
