I purchased a mixed-use triplex with the bottom floor zoned commercial. 

Considering a mix of long and short term rentals, with the STR’s being non-traditional structures targeting glamping clientele.

My experience with section 8 is mixed.

Criteria:6 months STR2 bd, 2 ba, Single Level House Furnished with yard, washer & dryer with A/C (inland not near coast)Pet Allowable 40 lb labodor 10 yrs, 40 lbs Red Heeler Mix and 6 lbs catNear VA Hospital, shops, grocery stores (at least 25 minutes commute)

If they ask me about an offer, I forewarn them it's not going to be that sweet but I can show something.

If you do have an entity, treat is like your ex - stay as far away from it personally, do not mix funds and operate it at arms length. 

This will be the way to get them adjusted to assets that they will take over like I did from my dad.I look at multis and mixed-use to buy for my son to house hack, but NJ is crazy on pricing.

At one of our areas of mixed use, no residential is allowed on the first floor.

You'll quickly see why AI is not the solution here... not only will it give you a random number from a site that posted it, but it will hallucinate and draw quirky assumptions into the mix like oh based on this % appreciation and applying it forward/backward, etc.
