It all started when my wife's college friend offered me an opportunity to invest in a commercial property.

I never put my time into finding buyers unless I had something to offer.

Let's say 20%...now let's do the math:You offer $320k, 20% down is $64k so you finance $256,000 @ let's say 6%....you neglected to mention where this property is(!) 

I know we wouldn't include a clause like that if we did offer brokerage services because our Property management agreement has a 30-day notice to terminate at any time for any reason no penalty. 

I was a student they offered to sponsor a deal for and it has cost me everything, literally. 

While an S-corp may offer tax savings, its possible that those savings would be eaten up by the the admin costs.So many variables here that it really pays to consult with a tax pro.

Maybe they are offering financing because no traditional lender will lend on the building. 

The lenders that offer the 203k renovation loan are telling me that DPA cannot be used with it and this is in Ohio.
