I’m an investor with capital and was presented a potential deal to purchase an off market 83 unit self storage facility.  

The only one I actually got anything out of was AJ Osborne’s Self Storage program.

@Logan M. another stream of income, if you don't want to have clients finance through banks is financing them yourself and collecting the 12-15% on contract sales.Do you offer any mini storage in any of your communities for an additional income stream?

I’m working on analyzing the following self-storage properties and wanted to see if my approach makes sense.

Townhome/condo/SFR - rent by the roomADU / multifamily units - self explanatory Storage / Space rental - Rent extra space/bedrooms/garage for storage, driveway for car parking, etc.

As a fellow residential and self storage investor I needed a new underwriting process to speed up my growth.

Some of this isn't economically feasible like the fire escape. 

I’ve read about strategies like house hacking but am not too enthusiastic about what it would take (also not very feasible given the current cash I have), also the ‘BRRR’ method, though I wonder if it might be too ambitious for my first property.

Best for short-term use, as rates are higher.Given your strong W2 income, excellent credit, and LLC structure, any of these should be feasible.

I'm considering just expanding my storage space for my Google Drive and continuing to use Sheets/Docs etc.I've found success with organizing through Google but would love to hear what others use and how they're staying organized.
