Steer clear of owner occupied pre-foreclosure. 

I keep asking for my payment, and I keep getting steered in another direction by him.

What the uninformed investor did not understand is fiduciary duty or not, people are human and hungry agents may be a bit more inclined to steer their clients to a higher commission house sale.

Obviously, I've gotten to know Denton and the 2 universities here very, very well in a quarter of a century, and suffice it to say that, while I think a person can do well in this market, even with all my familiarity with it, I have steered clear. 

I would steer clear of anything in that area for that high a sales price, even if it is new.  

I'd steer clear of this one.

If so, I'd give them awful reviews and tell all other investors you know to steer clear.
