Ozarks is a great show, yes, but the cartel is not forcing you to build a casino so shut it off.

(C) It requires a seller sophisticated enough to understand what owner financing means and to appreciate the value of the income stream that will accompany the promissory note.How many sellers of residential real estate do not need the proceeds from the sale to (a) pay off the existing mortgage, or (b) use toward their next house, and (c) are sophisticated enough to become a lender? 

I had talked to these guys in 2010 or so.. and they were more sophisticated than a broken English BP scammer..

The sellers will simply decide not to sell and simply refinance or place new long term debt and wait for a better cycle time to sell.If investors put in tons of low ball offers themselves then maybe once in awhile they get very lucky but they will be on tons of owners and brokers IGNORE list.Now I can see sellers who are not sophisticated like in commercial real estate be able to be more easily manipulated.

You are on the right track.The book you have should have been on the best seller's list but it won't because most people don't want to work too hard to understand more sophisticated calculations.

These are very sophisticated individuals so NEVER trust a wire request.  

The lender at my bank also said he’s starting to see more money being invested in that area and I feel there is a lot of room for growth in that city.Chelsea is a rougher area but flanked by a budding East Boston and a new casino in Medford where people with a lot more money than me are investing in.

I also found an article noting some of the newer activities to enjoy near the area, such as a new casino, breweries, hiking and camping, and more with only about a 2 hour drive from NYC. 

Not a very sophisticated deal, right?
