I had a tree (the neighbors tree) that fell on the roof of my rental and damaged it severely so now I have to change the whole roof.So during the hurricane I had an insurance called Citizens, but right after the hurricane they switched me to a different insurance (Slide)...Will you please help me with my questions:1) My coverage was for a policy that is not a rental but  partially owner occupied (its a duplex), because I lived there but then moved out and did not switch the coverage to a rental.

This doesn't mean you should be looking at markets such as Detroit and Memphis, because even though it looks good on paper, if they are shady neighborhoods, you are going to spend a considerable amount more on property preservation (broken windows, stolen HVACs, etc.).The easiest way to increase cash flow would be on your existing property.

The exterior was painted when we bought it, we refinished the floors, added carpet, new paint inside, refinished the kitchen cabinets, replaced a couple windows and did some minor plumbing work inside (along with getting rid of TONS of junk throughout the inside and outside of the home!)
