I would tell anyone looking to invest out there that the area is definitely down for most product types (by product types I mean sizes of cabins) but the metrics are still very strong. 

The top chart below quickly shows you what the renovated, avg and distressed homes sell for in that area on a $/sf basis over time, so if you are estimating way over the top line, you instantly know something is off, maybe you have an outlier comp on your hands, etc.It doesn't have STR data, because any STR we build must also pencil as a LTR to avoid being upside down if it doesn't workout, so we use normal residential lease data when underwriting our rentals.As for forecasts on the market, I don't do any aside from the current Q trending % at the footer of the charts, and it's really just the current Q's average data/performance held constant and applied to the rest of the quarter (since not fully done with Q yet).

Every rental housing unit shall contain at least one bedroom or living/sleeping room of appropriate size for each two (2) persons.

I base the price on a few factors - Room size, amenities and area average rents. 

Perhaps you get lucky if you are selling a small sample size but if you sell volume you will find this to be the reality more times than not.

What would the size of the duplex be, 2,500 SF?

Some of our deals produce out size returns, but most are in the mid teens.  

North of Austin, the county regulations say you don't have to do it IF you're only doing residential, certain lot sizes and limiting the impervious cover of each lot.

@Andrew Garcia, I would take a look at rents for a similar size (square feet and bedrooms) property so I’d have an idea of what the income might be.
