So I never turned people away simply because they don't meet one or two criteria.

Especially now, I am seeing a lot of people who bought during or right after the COVID pandemic and are in situations where they simply cannot sell their homes for any profit (many of them bought as new construction).

It's simply overwhelmingly nuts. 

I am simply an "active" passive investor.BTW, I am reading Joe Fairless' BEST EVER book and enjoying it.  

In my experience, it is worth simply reaching out to your realtor first.

You’re simply using some of the money you’ve already saved for your purchase to show the seller you’re committed and serious about buying their house.

So I didn't discover much new information that I wasn't able to find on my own, other than the expansion into Indy that is!

I have noticed a lot of investors are seeking out cities that are offering lower priced lots and simply adding a Modular or Manufactured and capturing a very nice cash flow.There is a new trend starting in Florida and in other states where an investor buys a piece of land or lot and add a 'Tiny Home".
