You'll have to sift through tons of garbage as many wholesalers are new investors that don't know what they're doing but at least you're getting one major step out of the way (looking at properties that have motivated sellers). 

This really sifted through the people that may not fit your ideal tenant.

I sift through the reviews, and don't care for the poorly written low rated reviews.

However, with anything, as something grows it evolves and begins to loose that thing that made it so special in the first place.I understand that there is still incredible value for people to gain from sifting through the forums but my challenge to the BP team would be to figure out a way to keep that unique massive value the forums had in the beginning while helping keep that uniqueness that we have all grown to love and benefit from.Hope everyone is staying safe and healthy!

Finding a quality tenant is the absolute most important task of a landlord and it's a lot of work sifting through the masses but it must be done.

If not you may have to sift through the details in the lease and see some of the owners past billing statements to make sure this was done correctly so you or the tenant are not paying more than is necessary.
