I have so much pressure now lifted off of my shoulders.

The only thing you can really do is constantly look over their shoulder and monitor it, and things will still fall through the cracks.

if you have limited sources of cash, and limited skills, then get into a relationship with a more experienced (local) investor where you can offer to look over their shoulder and bring them deals, in exchange for "finder's" fees or wholesaling profits.As you get more experience, you'll quickly realize that money always chases good deals. 

On paper, with the IRS stipulations, this sounds as if it will not work and we will have to shoulder the tax bill, which will cut into our available capital... 

He doesn't want the responsibility plopped on his and only his shoulders.

@Jeffrey Jenkins 3 suggestions:1) Join a local REIA or Meetup2) Seek out an experienced local expert3) Ask them for an opportunity to spend a day (o 1/2 day) looking over their shoulder.  

I looked him up, he's an older gentleman probably just wanting to get out of it so he can relax without having anything on his shoulders. 

If you love horror stories you will love this :).  2 exterior walls (brick facade) need to be torn down and completely rebuilt, hanging asbestos abated, 6 units were vacant or abandoned (this was suppose to be a fully functioning apartment), ventilation fan in bathrooms are shoulder height IN SHOWER WALL and not on gfci.
