When I saw the property, the owner’s contractor was there Watweproofing the basement with foam, concrete injections and drylock paint.

Finally I knew my income needed to change so I shaved off my nearly 12inch beard and begged and pleaded for a job in sales that would afford me the income to invest.

In other words, $100 extra a month will generally shave 7 years of a balance however $200 will not shave 14 years off.  

Example: I know making an extra mortgage payment each year is the "WRONG" decision mathematically (super low interest rate on a fixed loan and I could absolutely "do better" investing that money instead), but since it shaves 5 years off my loan, it makes me feel warm & fuzzy and the psychology component kicks in and I do it anyway.Are you trying to grow your portfolio?  

The fact that you had to (and were able to) step in and shave the timeline for this company says only one thing: they’re poor service providers.

With a lot of work, its done and worth a lot more than I have in it, but I was also able to shave about $20-30k off the rebuild having my own crew handle a lot of it.

Also, consider spray foaming the third floor attic Or roof line.

We are in our late 40's, early 50's, have a large amount of equity in our current SFH, excellent credit, only a car payment for liabilities/debt.  

This might shave the cost a bit.

Even going through them with the same results would cost me over 3500.00 just on this property.... while I was there, I was able to shave 50K total off 3 other properties...
