I do wish we had kept those properties largely for sentimental reasons, but our return from the local market was better in every way.I will say our OOS properties were not primarily cheap properties (2 units were on the beach in Gulf Shores Alabama and one on a lake).

I agree with your sentiment, I guess my hold up is I am trying to understand two things first so I can take the leap. 1- financing options for 100% leverage. 2- deal analysis.

I am a little surprised that his sentiment is getting poopood here. 

Sometimes there's more to life than just finances - it appears there's a sentimental reason for looking at this house - but purely based on finances this property doesn't make any sense.
