@Connie Stainbrook110k doesn't go too far on a 1st position loan in SoCal, unless you invest in a mortgage pool or with other folks on what's called a fictionalized or multi-lender loan. 

It's not rocket science, but it's not what many expect either.

If you want stability, less hassle / work and break it down to more of a science (calculating cap rates, ROI, etc...) then go Philly rental.

ALL these people both here on BP and the gurus will make it seem like it is a science, and for good reason.

I don't have the reference, but if you do a little digging, you'll find that a lot of it is just fiction and a lot of those "investors" lost a bunch of money.

Regardless though I did learn a few things there mainly how to look for decent properties which I like to brag that I think I actually have a talent in.So since I had no money I decided to go to college for computer science.

I was just stating my personal opinion along with the science of the bullet with one shot stops, etc.
