If you bid higher just to get the property, and blow the deal, then you're not a smart investor.Yes, I agree that everyone has to adjust to the current market, but not by "sacrificing something". 

Sacrificing tenant stability and consistent appreciation on the alter of short-term cashflow is a bad move, IMO.

They never got the connection that these paper chits were money and you would cash out at the end, nor did they care - they couldn't bear sacrificing another day if they could have a $5 bag of 50 cent Doritos today.

They deserve it and likely have sacrificed something along the way.

Just like a business, you need to maximize efficiency without sacrificing quality.

Although I would be sacrificing income by doing this, I am hoping to relocate to a  city with a hot real estate market in the south or the Rockies once my rental agreement ends next October. 

Just some more food for thought that doesn't require sacrificing 10% of your equity in selling costs and having the clock ticking on the 1031 exchange in the middle of a white-hot market.
