If they come and say that your front patio is cracked and needs replaced and that costs $3k.

They replaced the locks, shoveled the driveway, took photos, and are listing it today.

My take as an insider is that it's because it's actually a much harder job than many might realize, and a consultative/ interpersonal/ hands on one that simply cannot be replaced easily with technology. 

Turn the rental around and find a replacement tenant quickly.

So those fixed costs, like calling a plumber or replacing a fridge, are going to cost more, as a percentage of your rent, to handle.  

He was replaced by David Greene, who I felt was a better teacher.

Or, acquiring in satellite markets at sub replacement cost values.

They were already replacing the roof and the HVAC, so they worked with a contractor that replaced those items and added solar at the same time.

Having to replace furniture can be a hassle and the less I have to replace the better.

I have been in the construction industry, mostly residential renovating, so I know how to spot damages, repairs, and/or things that need to be replaced.
