Now I am trying to figure the next best step, probably re-inventing the wheel more often than not, instead of putting my concerns on the table to see if the experienced people here will come with suggestions.The spread btw what I paid and the ARV is huge.

I'd love to sit down with other investors and think hard about what could be done in Barre, both residentially and commercially, to help it reinvent itself.

It's still recovering from the virtual demise of Kodak, but it is in the process of reinventing itself. 

My advice, dont try to reinvent the wheel. 

If not, my guess is your #1 isn't motivating enough. 3,  Don't reinvent the wheel and don't learn from your own mistakes. 

Someone has seen and solved your problem in the past, no need to reinvent the wheel!

No sense in reinventing the wheel testing out closing attorney's or title companies when someone else has already done so for you. :)I would also HIGHLY suggest that you start targeting your buyers first so you know what you're looking for and making your job as the wholesaler MUCH easier! 

You probably don't need to reinvent so much.

Not saying adding your language is bad, but I am saying you might not have to reinvent the wheel, and use it to your advantage as you are able to quote your state law to your renters.

That's why I am trying not to reinvent the wheel and make an educated decision based on someone else's research/experience.
