Refrigerator/Freezer: Empty contents.

I am speaking from a personal experience and poor expensive choices on my part.  5A) As with most commercial leases - non attached trade equipment such a refrigerators, mixers, steam tables, unattached tables and chairs, dishes are property of the tenant as long as they are in complIance with the terms of the lease.

I would also need to purchase a Stove/Refrigerator For one of the units.One unit is currently being rented.

My tenants come to me saying "I see that you gave unit B a brand new refrigerator with a water dispenser, I would like one of those too" so I know they are friendly with each other. 

I got some good deals on refrigerators that way.

Question: does anyone have a recommendation for affordable but reliable appliances (stainless steel refrigerator and stove, washer and dryer)?

Because on the coldest of days heat pumps rely less on refrigerant and more on heat of friction from the compressor. more heat on that compressor the quicker that ac unit dies.

When I did my final walk-through an hour before closing the range and refrigerator were gone.

That includes principle, interest, taxes, and insurance as well.We have spent about $8,500 in repairs and upgrades including - revamping the landscaping, having the brick and siding professionally painted, installing new stained cedar posts and shutters, installing a new privacy fence and having it stained, removed popcorn ceilings, redid the taping/bedding, retextured, had the inside walls and ceiling professionally painted, installed a new cedar beam in the living area, new custom blinds for all windows, all new light fixtures and ceiling fans, brand new stainless steel appliances (range with double oven, dishwasher, microwave vent hood, and new refrigerator - all GE brand) Floors are in good not great shape (tile in kitchen and dining room and single bathroom, laminate in living room and hallway, carpet in both bedrooms) and would be the only other possible upgrade we would consider.
