I wouldn’t worry too much about cash flow, you have good income so you don’t really need it and you’re in a good appreciation market where you can build wealth through appreciation quicker than cash flow.

If you are wanting a quicker ROI I would suggest flipping a few deals here and there to get the cash quicker but with that you are always on the hunt for your next deal

Will be using a GC for the new build, but after doing 6 flips in Cleveland and running into bottlenecks of how much the GC can handle, I'm wondering if just subbing out each trade would be quicker and cheaper than waiting on GC's who are overbooked and managing over a dozen projects at a time to finish out my own projects.

In my experience, you can build capital much quicker in the wholesaling world than with rentals or other strategies in real estate, BUT, if you are starting your business it takes a lot of work to get going.
