Sure, in theory, the strategy this investor used might sound clever, but it’s also incredibly risky to rely solely on the compliance of a borrower—especially when they might not fully understand the terms or simply can't agree due to their personal situation.I have tons of ideas that might look good on paper, but I don’t pursue them because I assess the real risks involved.

In the end I’ve learned a ton and it’s given me the confidence to pursue non turnkey as I continue to build relationships with people. 

The sad truth is there's rarely recourse available or even when there is, it's not economical to pursue and very few who get hurt know what they signed up for in the first place.

I’m mainly focused on fix-and-flip projects at the moment, so managing properties isn’t something I’m actively pursuing right now.
