Seems like it performs well but will have low value when it is time to liquidate.Now, there could be value in it being a successful business, but it has low assets so it would take someone who understands what they are buying vs a pure investment.

Cali is a tough market and a ballers market, depending on where in the state but there's plenty of zones in Cali where a real estate deal will cost way more than 75k, I also here the permitting process is a pure headache out there.

So from a pure monthly payment standpoint: (duplex) 3,200 - 1,300 = 1,900 > 2,400 (single family)As you can probably see, this property isn't cash-flowing, let alone breaking even.
