You put QR code placards through your property for guests to see and browse.

For the son to qualify for the $250k exclusion, I believe he would most likely need to meet the ownership and use test, meaning he needs to own and live in the home as his primary residence for at least two of the last five years before the sale.

This isn't totally necessary, but meeting property owners if you need to is a great way to win a deal

Is anyone in Georgia (Preferably near Down/Mid Town Atlanta or Cobb County area) avaliable to meet up and talk?

It would be great to meet up sometime and I can go over the way we set up our lease options to help people buy the properties which is what I really want.  

Couple is divorcing, husband wants to keep the property; wants ex-wife's name off of property/loan. 

Try to have a sit down meeting with the HOA board which may only be three people.
