Many years ago I remember reading some promoting gap lending, the difference between what an HML would cover(1st position) and all in cost.

For example in Texas a finder is limited to a maximum fee of 10% of the net amount received by the beneficiary, thereby eliminating from profitability a significant percentage of deals.This is the same over hyped, over promoted, over promised, under performing opportunity as note broker, house wholesaler, etc.

SOME OFFICES HERE AND THERE GO ROGUE AND DIRECT A MORE TRADITIONAL ASPECT OF THEIR AGENCY (HOWEVER, THE FRANCHISORS OF THE COMPANY PROMOTE THAT WORKING WITH INVESTORS SHOULD NEVER BE IGNORED- THEY HAVE A 3 HOUR SEMINAR FOR THEIR NEW AGENTS COVERING EVERYTHING FROM ASSIGNMENTS TO DOUBLE CLOSES (YES)!

Of course having San Diego as my market has promoted my view that unit count means $hit.  

Grace period goes by and husband hasn't been working much lately (he was just telling me how he got promoted to 1st shift two days before).

It's big business collecting "guru" fees to promote wholesaling. 100% of the wholesaler "gurus" make money promoting "easy", no money needed wholesaling.The wholesalers who do 10 deals a month will tell you they have a team, that means salaries, taxes, office space, training and they spend $50,000 to $100,000 a month in advertising.

I do agree that the sales copy that my partners on the education side put together seems like the typical push/promotion, which doesn't resonate very well with me..

If you already have two tenants, that means your rental unit has been approved..your tenants are screened (since they have to be screen through the housing authority) and you get to promote your rental place for free?
