I explained what I needed it for, and we pre-paid for one month with free pickup and delivery.I looked into traditional staging, but it was way too expensive.For about $500 I got a dining set, two sofa sets, and two bedroom sets.I felt kind of dumb after it was delivered, because I thought we were getting platform beds, but it was really just the headboard.

Prepaid programming and other media has made it known what RE investors do so most when dealing with an investor understand it is just that...investing, I spell out in contracts that I have the right to assign, market, sell, etc. and if Seller has an issue with any of it, I will generally compromise to a point of there comfort and it all works out.

My agent told be the insurance must be prepaid for a year, then once it sold i could contact them and get 60% of the remaining premium returned to me after closing.

At a minimum for assets, you'd need to verify the closing cost (minus up to 2-3% that the seller can cover), prepaids (last days of interest, escrow reserves, hoi), and 6 months of piti.6.

I would finance the tenants at 8%-9% with $3K downstroke and about $600 in closing costs and prepaids.
