Doesn't matter if it was weekends, holidays, Mom got sick, dog ate my rent check, etc.Now, dealing with senior citizens who rely on social security to pay the rent, those folks have 5 BUSINESS days to pay. 

In 2008 when the Market ate ****, the value plummeted to $130k, and has since risen to $170k.

I boxed for a few years, fought in the amateurs, ate well, and lost weight.

Also, I ate and lived cheap, part of the time at home with parents.I guess there is no use in talking about what you should have done.Wholesaling and rehabbing is not a guaranteed way to make money.

@Colby Hanley It was pex/manabloc plumbing in a townhome that had been left vacant for a long time and rats ate through the "piping"@Greg Gaudet We are almost finished remodeling at this point.

Ate up most of my earnest money deposit of $7k, which i though i was getting back.

@Ben Kniesly also the fatal flaw with refinances ..you start paying on the money before using it , revolving line allows money to be available until I can find a deal ...in this market it may take up to 24 months to find something that meets my criteria.Somebody may suggest a simultaneous close to grab money and close on the next deal the problem is most deals worth buying ate cash only and you have to close fast , this is not an option if you need to refinance first

It's almost 24 hours to a tee whenever I reach out and some of the issues are definitely higher priority issues that are directly impacting my business. 

If you think of it one day that will be your property would you like to know before buying that there is a Ted Bundy living there.So go disturb them but in a smart way, it’s my money and I’m buying real estate not chips for the poker table.
