I'm not that big on traveling (I don't like long plane/car rides) however I did recently take a 10-day vacation out to CA in December (which was a nice change of pace from the WI winter!). 

I have owned an out of state rental (vacation) - it went OK, but you will really need to be ready to jump on a plane if there are issues.  

Memphis, Milwaukee, Michigan and many other places provide you properties that are affordable, excellent value and within a cheap plane flight as well.

All that with additional cost depending on the choice made.The people who I am planing to offer the house are people who I have got them on my list of home buyers with pre approved credit letter, or people with cash.

In my early days it was not uncommon for me to jump on a plane and fly to were ever my buyer or seller was.. and that was me as a commissioned agent..

I fly my plane up to Vancouver Island often for lunch that type of thing.?

But anticipating the 26 hrs on planes I booked it all 1st class. 

So we didn't buy that one but  found one closer to home and  jumped out of the plane.
