My thoughts have been trying to figure out pitfalls of late fees, and how to bi-weekly could affect eviction if needed. 

I’m very curious about this process and want to make sure we avoid as many pitfalls as possible.

I know this site mainly focuses on how to buy investment properties, but I thought I would touch on a subject that may help someone down the road avoid a potentially expensive pitfall through the proper insurance coverage.

What pitfalls or blocks can you see occuring?

I'm also interested in general knowledge of the multifamily development process(which loan vehicles may be best, which pitfalls to avoid, etc.).

What would be the pitfalls? 

There are some potential pit falls with that plan (mainly there's a chance that 5% isn't enough to match the work involved w/ X number of doors.

With lack of guidance and inherent truths about roadblocks and pitfalls, it may be fair to say that your path might be more so intertwined and twisted,Unmarked roads, no street signs, and U-turns are in your future. 

There are too many pitfalls for you personally, and lots of wholesalers end up defaulting on the deal when they don't produce an end buyer.
