While there are some details to Summary Judgement being contested and overturned, it does not seem those are apply here.  

I suspect at least in this case the lawyer representing the tenants would have a field day with your master lease after the fact.but if you set up the master lease before you move a tenant in on a sub lease maybe that works but it does preclude the other party to due notice and their day in court.this is the same as HML having borrowers sign DIL's at the inception of the loan.. that's not legal but done all the time and some that default just walk away but if anyone raised the issue the court would over turn the dil  in heart beat.

IN MD the former owner has a statutory right to challenge within 30 days and deliberate fraud must be proved to overturn after a year. 

One or the other could possibly overturn the sale. 

Something that may have been legal in June could easily be overturned by late September.

Unless that was overturned by yet another appeal (a 3rd one), the courts found for the original plaintiffs (Sec8 applicant and the county).

In one recent Dauphin County tax sale lawsuit the sale was overturned because of a missing comma in the notice of sale. 

In California, barring any unforseen chain of title issues, Tax Deeds are fully insurable after the one year statute of limitations for the sale to be overturned is expired. 

As it would turn out its implementation was not legal  and it is likely to be overturned.
