It would take you approx 13.5 Months to overcome the loss of one month rent PLUS you will moist definitely have some fix-up / make ready expenses if these folks move out. 

Even if I agree with your premise that having a non-rounded purchase price makes the loan process more difficult (I don't cede this point at all btw because you have not provided any objective proof of its impacts) It is a minor problem at best, that any professional should be able to over come.

There are a lot of really high hurdles for them to overcome, and those hurdles will be higher because everybody hates Uber as a corporation.
