New Orleans is a tough market to find deals in in the more/most desirable neighborhoods due to limited availability since after Katrina, most of them were scooped up in the last few years.My advice to you would be to offer the highest you feel comfortable with offering for your investment model and sit back.

There are several cities that are now pushing regulations on short term rentals that could negatively affect your business model.As an example, here in New Orleans there was a proposal put to the city council to ban whole house airbnb rentals.

It almost feels like New Orleans in some spots.The Creekside part of it was formed in 1993 as a nonprofit effort to improve the quality of life in the area.
