Some will offer a HELOC even if they originated your first mortgage. thank you for taking the time to respond, I will look with some credit unions That's a good call.

I would find properties, submit them to their portal and they would tell me what they would offer when the house was completely remodeled.  

U dont hear much about it .. its a niche and anyone who has taken back a seller carry back note usually gets a few direct mail peices offering to buy your note.. thats all it takes  its public record make contact offer to buy .. etc. 

The real actual job is still the contractor analysis. 

There's a post right above mine from a lender... there's always a lender offering $$$ even when people can't afford it. 

What other information would an investor want to see before making an offer on this?
