Should I have one website advertising both and have business cards list that I offer buy/sell realestate services and PM services.

For example, most anywhere will get $700 room, $75 fixed rate utilities, $700 deposit, and then offer a 36 months, 12 month, or month to month lease ($350 fee if ending lease <90 days). 

You can offer to buy these properties and assume the existing loan.  

and they charge per door and not sure if they even offer everything that I want. 

Also, how effective is their CRM—does it integrate well with other tools, and does it offer automation for follow-ups?

Anyone that has sold items privately would have countered any offer. 

Some landlords offer a discount for early payment as an incentive, but I'm not sure that would be appropriate in this case.
