I am interested in doing the same as the OP.I can't at the moment but I would recommend you contact lookup a loan broker in your area who specializes in out of the box lending.

The drawings just have the site plan with the house and show a little box on the back where the addition will be.

Quickbooks isn;'t setup out of the box for real estate and you need a separate subscription per LLC.

When you do find a broker, make sure you sound credible, can tell them what your buy box is, and are targeting deals that you can close.

Elements like window frames, door frames, railings, door handles, post boxes, a flowerpot, and address posts can greatly enhance the overall look.As Kristin mentioned, it looks like a nice flip.

One other thought too- if you feel like you are having too many deals, maybe then your buy box may be too wide, and and you can narrow in on what area / location / return you truly want. 

It'll check most of your priority boxes. 

Must have tools:Vice grips, hammer, Phillips screwdriver, WD-40, fly swatter, box cutter, snake catcher, BB gun.

I'd say 90k for purchase, 20k for rehab, 10k for closing costs, commissions, fees, other mystery and unexpected fees and things that come up.

Hire the right contractor, and time boxing.
