If I were to do this I would require them to have business insurance and list you as a loss payee so you know if there is a lapse in them keeping the insurance up.Possibly add to the lease that they are responsible for minor maintenance so that you can't be held responsible for a timely maintenance issue where someone gets hurt and wants to sue you.
