I also didn't mean to "cut out" anybody just saying you can strike a deal that is FAR below a standard commission or even have the seller pay it themselves as part of the deal if they want you to buy it.BTW you NEVER use a quit claim deed when buying anything, ever.

With the right documentation/agreement I assume I would be able to lock it down even though when it comes time to execute on the option that strike price agreed upon upfront will be 50 or 60% of the actual re-positioned value.
