Hi All,I am looking to buy a SFH in the 400-450k range in the DFW area, looking to put 20% down, I plan to live in this home for 1-2 yrs before turning it into a rental.

no claims in the 15 yrs I been with them and they just dropped me like that. need to get insurance that won't cost me an arm and a leg. any help would be appreciated. 

I originally wanted to offer $1.25MM with 15% down and seller financing at 6% 30 yrs amortization with 5 yr balloon. 

We have a big fault line here with quakes every 300 yrs. and it has been about 300 yrs.If highly leveraged then no.Older properties not bolted down so the sliding around would be bad news.

In one of the email from her last year, she said "We will be able to use the FIRPTA withholding tax on your 2023 US return against any possible tax payable so you will either receive most or all the withholding tax back on the 2023 US return"However my selling agent told me that I need to pay tax for 20% capital gain, so I am unsure if I will actually get most of the withholding back, or I will need to pay a significant amount to IRS.purchase price about 12 yrs ago was $80k + costs.

I've never dealt with Septic in a park, but plenty of experience on SFHs.My advise would be 1) Find out the age of the tanks 2) Find out the material they are made of (concrete or plastic) 3) Same for leach fields.Reasons being: Old concrete tanks are far more vulnerable and likely to fail soon....the newer plastic tanks will most likely cause you no problems for a long time.So if I personally were to find out that these tanks were all plastic, and <10 yrs old, I would barely even worry about this.
