If they do not meet their contractual obligations, they know you can sue them for the money. 

When I establish LLCs I always ask my clients to have a meeting with a CPA from the start, even if they are going to file their taxes on their own. 

I do not expect to meet more than 25 people in my entire life and career here on BiggerPockets who will make $400K in wholesaling fees.

If you don't meet that 12 month seasoning requirement and/or want to hold the property under an LLC, a debt service loan may be a better option.

I know this is an old thread.I'd like to get a more recent opinion of these apps.I think the DFD options is very interesting.What we want to do is endorse one of these for our Real Estate Club in Greenville, SC and have a contest for our members to see who can find the most deals with the software.Maybe try and get a rep from the company we choose to come and speak at one of our in person meeting and also negotiate a longer trial window if possible for our members.

@Victor Yang To use the rental losses to offset any active income (W2), you'd have meet Real Estate Professional status (which would be difficult to do with a W2 job because you'd have to work more on real estate than any other job to qualify) OR have an AGI of $150K or less.
