I have read the book "Rich Dad Poor Dad twice now, so I do not need a reminder of using the concept "I cant do it or blah blah blah."

Just mail us a check each month and 7-10 years down the line we'll either cash out, upreit, or 1031 into another DST.

When she thanked us afterward, sharing how much our help meant to her, it was a reminder that our work is about more than real estate.

It reminds me of my grandpa's home which was built in 1924.

The provider I'm currently with isn't able to send me anything via mail, I've tried 3 different addresses and non seem to work for them.

I'd say go in person to the PO when you mail, so you can get a receipt...that shows when you mailed in a reasonable way....I notice when you have a nice file when you go to the eviction hearing your chances of winning seem better if the tenant shows up...because chances are they will not be prepared. 

Don't just call them once... make it a point to remain in regular contact with them (at least 1x per month) via phone, face to face, email, text, social media, mail, etc.At the same time, make it a point to add X number of NEW contacts to your database each day or week.
