As you note exiting any RE that does not have some appreciation of a significant amount over say a 5 to 10 year hold generally speaking is going to lead to a loss at sale.

I've been researching whether or not doing a cost segregation study would be beneficial and while I don't think I could use the bonus depreciation for 2022 taxes a recent Bigger Pockets Money Podcast (#360) https://www.biggerpockets.com/... talked about carrying forward the paper loss for coming years and the benefit of doing one now as there is still 100% bonus depreciation which will decrease in the coming years.

We like being aggressive in stock market investing but more conservative in real-estate given that we plan to use that for cash-flow eventually. The options are:We expect to have $200K/year in taxable savings the next 5 years (barring a job loss)- Pump all savings to the stock market & keep the current rental properties as-is and payoff the properties over the next 15 years using cash-flow for snowballing.

Nor took any action against 2 Trillion induced losses during GFC, by any banker or rating agency etc, but suppose it can't hurt to get some of your frustration out by filing a complaint, and the RADD managers may be dumb enough to give you back some of your money, as they purported to in 1 review (probably a lie).If I were in RADDs shoes today, I would have 2 choices, file bankruptcy and disperse assets after paying all liabilities, probably <50 cents on the dollar for investors, or do what they are doing, which is to go to church every day and pray for lower rates and tell the investors to go pound Sand.

Here are a few options: max out 401k contributions for you and your spouse, max out HSA contributions, make charitable donations, harvest tax losses, etc.I recommend finding a tax strategist who specializes in real estate taxation, financial planning and tax planning. You may want to consider working with your accountant remotely to expand your options.I would also recommend looking for a accountant willing to work with you throughout the year.
