DSCR works pretty cohesively with hard money, especially when you use the BRRRR method since it allows you to increase leverage on the back end refi. 

The reason I used that method was to be able to put the property in my name or corporation or partners.  

You can also look at Airbnb using "the enemy method" to see what competitors are doing nearby that was coined by the brilliant Avery Carl.

It's called the Asset Island method, long used by HNW persons to great effect.
