They said they only review categories every couple of months so I patiently waited and called again.  

As those prices fluctuate, there is a builders somewhere putting his feet up waiting to see a market turn more active because the last thing he wants to do is start paying crews to build houses, that could drop in value while he's halfway through the build process and losing equity halfway into the project.

Also, I would get paid $5000 of my portion of the profit upfront, which is nice not to have to wait the 3 years for me to get any type of payment from the deal, considering the fact that I'm the one that is putting in all of the work upfront in order to put the deal together to get paid when the deal sells.

or should I just wait for the reviews to come in organically from outside bookings?  

A piece of advise if he lays hands on you or your son immediately go to court and see if it qualifies for a peace order or similar. 

If you wait for the perfect deal it will never come.
