For $10K and a lower rate I'd be willing to consider delaying...but only if I knew that lender two was solid on closing in a relatively short timeframe.

If it’s a 2 bedroom on paper and a 5 bedroom in reality, then this is a significant problem and is probable a big reason why you say it’s been sitting on the market.

We have a parking lot, a dumpster, a few picnic tables, a small playground, a small dipping pool, and a "dog park," which is really just a fenced in grassy area.  

The place I’m looking at has all employees and a wonderful couple who has owned it for about 30 years.

I am seeing a roommate who does not have pets.Cozy furnished 1 bedroom with living room and kitchen privileges, your own private bath and a shared refrigerator.

Don’t have the time to do property management right now however as I have a full time W2 (accredited investor) and a family to raise. 

Augusta indeed offers great potential with a strong rental market driven by factors such as population growth and a stable job market.

Usually there is one owner and a property manager.   

:I had a consultation with Andersons a month ago... his youtube videos are great and a lot of good information... but they have packages... and are VERY VERY expensive... for the same setup as other companies for a lot less.I contacted Royal Legal Solutions as well... packages as well and expensive.I also contacted the Small Business office in Kansas and a couple of local lawyers.So far Mark J K has been the best consultation and fees as very down to earth... but will confirm tomorrow :)
