The new home build was completed in Nov 2021 and I placed the home in service for rent in Jan 2022, although I was advertising it for rent throughout the build process as it's on the coast and short term rentals book a year in advance. 

I use the same process whether email, text, or voice mail (I do not answer the phone during this time).

I ask because I keep a comparison chart of real estate crowdfunding investments, and I’m constantly on the lookout for new and innovative platforms that I haven’t investigated yet.

I just recently bought my first property in Nov '23 just outside of Chicago, IL with an FHA loan.

Years later while using Voice over IP phone systems which tracked all of our activity, we saw that with 30-50 active listings, it was not uncommon to field 200 phone calls a day.

It makes for great customer service and then they put a name to the voice and they think twice about messing up the house. 

You can still set a pile of money on fire in your own back yard, but it does remove one very important risk factor for a first time investor that, like we all were in the beginning, doesn't have the reps to know what they are doing.I just want to be a voice of reason and reality in a sea of realtors, turn key providers, and other forum lurkers telling folks how easy it is - just build your core 4!

I explained the process to her and told her it probably will never stop, her voice sounded so defeated.
