(In the inspection we just received, he found 9X9 asbestos tile flooring under the carpet, gas leaks from the furnace and water heater, leaking around the tub, squirrel infestations, termite trails, and old rotted wood siding among other problems.

We have two contradicting reports on dry wood termite infestation at our quad in San Diego.One pest company recommends fumigation, the other recommends spot treatment and option to pay 400$/year for re-treatment with company's right to modify price after 2 years).How do I make an informed decision on which recommendation to go with?

Bit of electric, bit of plumbing, and they're one of the easier certifications to get (or so I've been told).The worst tenant issue I had was a roach infestation that we had to open up the walls to put poison in them.

There are 2 types of disclosures patent and latent Patent disclosures are one that are obvious to anyone who view the property These type are usually disclosed on the mls listing.Fire damage,mold infested,chinese drywall,illegal conversion,etcThe latter type of disclosures are disclosed,if you have or had  knowledge of  during the due diligence period after an offer has been accepted .As a buyer you also make your own discoveries after an offer is accepted and then use both latent discoveries in your negotiations

I walked in the house when it was first listed, got about 10 steps in before I realized the carpet was infested with fleas and so were my bare legs (never wearing shorts again to look at a foreclosure!).
