With repeated practice you can become very good at almost anything thanks to the internet at a much significant price reduction(it’s a lot of misinformation out here but you have to sort though it) that’s why government is attempting to put restrictions on the usage of internet(LOL).

The best he can hope for is to plead ignorance; blame the contractor, and hope he only gets charged for the water that has been used and not being fined in addition to usage.

Got them the foreign entity doc within 2 hours, and sent a party wall agreement (which was completely inappropriate for this deal, not the correct form at all - but I signed that form on both sides, literally making an agreement with myself, which they accepted!

Some tips:- Call the utility company to find out what the one to two year trent on usage/costs has been to help get an idea of appriate monthly costs.

I also have a 98%+ occupancy because I’m maximizing the usage of my building even if I don’t have 100% signed leases.Your real estate agent despite his/her best intentions will probably renegotiate with you the $300 fee - what if he/she has to show it 10 times to get 1 lease?

The lawyer for our HOA had a different interpretation of a similar clause.Renting a property out for short term for somebody to sleep in and use as a temporary dwelling "probably" conforms to the usage of a property for residential purposes.

However, with the normal wear and tear/ usage of the two main entry doors to the units foyer area, we have had more than 5 service calls on the locks (for batteries, lock mechanism not functioning, etc.) and both front door Locks have had to be replaced once already and I am thinking it is time to use a different Door Lock method.
