Strategy 2: buy a single-family house with at least 4 bd, live in one room, rent out the rest of rooms as a mid-term rental on Airbnb / long-term rental.

If you're purchasing a single family home you can use traditional financing like you probably did on your house or you can do a commercial loan.

Geographically locally where is your house in the landscaping?  

You may be in the less than 10% that does not.
