I'm not familiar with Canadian regulations but you should look into how you can get access to money if you don't have any.

You need to be able to change keys in between tenants to maintain access control and the security of your property.

Consider increasing rent, refinancing, or switching to a mid-term rental to improve cash flow.

I either jack and jill the bathroom or add a hallway blocking off the bedroom portion to that bath to allow access for the rest of the members.  

Seems like access to all the APIs/data costs a significant amount of money and that it’s cheaper to use prop stream.

So I would caution everyone to make sure the replacement cost for your improvements will realistically cover your actual replacement cost in the event of a total loss.

Are you a hands-on type that can make improvements to a home or prefer to contract out work?

On paper, that's a 88% return before depreciation (can't depreciate land, but you can do a cost seg on the septic and other improvements), appreciation, etc. 

This approach gives you access to better loan terms and makes the investment more feasible.In my market, the BRRRR strategy only works if you purchase an absolute steal from the seller—and deals like that are virtually nonexistent.

I have heard vented units don't dry as effectively but haven't heard any complaints from my tenants and believe the technology continues to improve.
