Lists are not good for off market lead generation.Lists are an illusion! 

I’ve always assumed it was caused by families that could maintain the illusion their life hadn’t changed much as they still lived in a nice house  they certainly weren’t moving in to an apartment with kids  some of these tenants stayed until last year and this year  I don’t know where this idea that rents cratered or that you could rent anything the average person would want to live info for half price.

Now I would call that negative cash flow just waiting to happen, and negative CF is a death wish.3 - The importance of, and how to, do a better job of vetting existing tenants...before buying.4 - Saving money from CF to cover a "cash reserve" is a foolish illusion (I cleaned up what I wanted to say there). 

More relevantly how well I have done in Real Estate Investing in such a relatively short period of time and just the overall quality of life to state a few things.Now, I am under no illusion nor I have been living under a rock to see that there are still flaws in our society; however, these are nothing compared to what I have seen growing up in Africa and travelling to over 15 countries all over the world.What do you think?

I hope there's never an illusion to that.  

The most important step in wholesaling is finding motivated seller leads, not finding comps.Market saturation is an illusion.

An excellent read on escaping your own fears is "Illusions" by Richard Bach.

and then duck.. use a guy that has star power from other industry and social media.. to get credibility when he has next to zero experience in real estate .. have him create a rich dad poor dad  illusion of grandour and then use used car sales tactics.. and then market to newer investors.. and there you go.But then you get this guy Tyler Jehnke who by chronicling just getting a rent check caused a bunch of people to leap into these deals.. 

Once you understand how to manage your own property, you throw off the veil of illusion that somehow it's hugely time consuming or difficult.I do want to qualify the above to say that some properties are time consuming and difficult, especially in War Zones or similar neighborhoods.BUT if you did your due diligence correctly AND you have reliable contractors in an "A" or "B" neighborhood, I can't see why you are putting in more than 5 or 10 hours a week at the MOST!

Purchasing multifamily at a higher or lower price based on cap rate is a bit of an illusion.
