Yes however if you cash advance and max your card out you may lower your score 60-100 points temporarily and you may find that your score is too low to cash out refinance in which case you may not be very happy.Solution: cash advance up to 30% or less on multiple cards then buy then refinance because 30% or less on revolving accounts will not affect your FICO scores as much therefore if you have income and enough assets/reserves your qualification will not be "hindered," by your fico/credit.Hope that helps.

Licensees are heavily regulated, at least in AZ, so having a license can hinder your "creativity" as an investor so it may not be worth the acquisition, risk, hassle & cost of maintaining it.Good luck!

Do not close without having this taken care of in escrow or you risk being stuck with that lien at the full amount.This lien is the problem of the current owner and will hinder her chances of selling it.

@Wayne Brooks@Mike NelsonWayne gave you a Florida specific answer that it is not a title defect which could hinder your ability to sell in the futureSince you are going to go for it anyway, I definitely would want a general answer from the city instead of a property specific answer and then decide how to address it if it needs to be addressed at all.

The property is at 80% occupancy currently (which helps rather than hinders at this time) but rarely has any empty unit for more than a few weeks but I do not have solid evidence of that yet.
