I sold 54 of my homes in Atlanta to a hedge fund for a nice profit but that was in the middle stages of the hedge funds buying sfr's... piece mealing them to investors at or under market is certainly doable.. but remember they are going to want to cash flow positive 200 a door that's what they want and are taught.. you will have inspections and all the rest.. so in my mind discount to market pretty heavy for one buyer.. maybe market smaller discount to market for investor.. and market to may little premium to sub prime owner occ.

The k-12 schools also have some of the worst ratings in the state (2-3 out of 10 scale) with 80%+ of children will be on the Free or Reduced-Price Meals program.Tenant risks and headaches will generally be far greater than other parts of Tacoma.Other BP members from the area and myself have more detailed info about the neighborhood and Tacoma in general in these 2 threads.

There's still a lot of space to develop and re-develop, so I don't see the market "peaking" too soon... probably just increase at a slower (healthier) rate than past couple years
